1. Starting Without Clear Objectives
The Error: Jumping into design with vague goals like “a better office” or “more collaboration” without defining what success looks like.
The Fix: Begin with a Strategic Brief. Define measurable objectives (e.g., “increase desk utilisation by 20%” or “reduce operating costs”).

2. Underestimating Timescales
The Error: Compressing the schedule to meet an arbitrary deadline. This often leads to costly compromises or overtime premiums.
The Fix: Build a realistic programme that includes “buffers” for approvals, landlord consent and long-lead items.

3. Inadequate Stakeholder Alignment
The Error: Proceeding without a united leadership view. Internal misalignment leads to political friction and scope creep mid project.
The Fix: Build a cross-functional steering group from Day 1. Address resistance head on rather than letting it simmer.

4. Overlooking Building Constraints
