Baseline prices for highly skilled specialist labour and raw materials remain significantly elevated. Supply chains remain fragile. The recent collapse of major contractors such as ISG exposed just how tight margins and financial pressure have become across the sector. The result is a markedly more risk-averse contractor market:

  • 55% of contractors expect prices to rise in the next six months
  • 67% anticipate further increases in labour costs

At the same time, commercial property availability is tightening prime office supply currently stands at 6.7 million square feet, with vacancy rates falling as low as 1.5% in highly sought-after London submarkets. Businesses are competing for a shrinking pool of high-quality space. This dual pressure has created what we define as The Great Compression. Corporate tenants are leasing smaller footprints – but investing heavily to ensure those environments are exceptional. The flight to quality is absolute. Recent data shows 73.6% of London office take-up was Grade A space.

During costing and value engineering we build a line-by-line cost plan and lock in supply chain pricing early. This allows us to pre-order long-lead items – such as specialist joinery or complex glazing systems – before the main contract is even signed, protecting your programme from global supply chain lag.

In a market defined by contractor insolvency, the primary financial objective is not aggressive price negotiation – it is absolute risk mitigation before a contract is ever drafted. Do not engage a contractor without deploying these two defensive shields:

  • The Liquidity Audit: Relying on a sales pitch is dangerously naive. Procure an independent financial report (e.g., Dun and Bradstreet) to verify the contractor’s retained cash funds and ensure they possess the working capital to withstand sudden market shocks.
  • The 30% Rule: Ensure the value of your fit-out forms less than a third of the contractor’s overall annual turnover. This prevents your project from fatally straining their cash flow and leaving you with an unfinished, stranded site.
