    Establish whether Time, Cost or Quality is your paramount business objective. You cannot have all three equally. Align the executive board on the primary commercial driver before approaching the market.
  • Gate 2: Route Selection
    Formally commit to an Integrated Design & Build or Two-Stage Tendering route based on your specific risk appetite and speed-to market requirements, abandoning the fragmented methods of the past.
  • Gate 3: Partner Vetting
    Execute strict financial due diligence. Don’t rely on pitch presentations; request audited accounts from potential supply chain partners to verify their profitability and cash reserves, preventing insolvency contagion.
  • Gate 4: Early Involvement
    Engage your chosen partner early under a Pre-Construction Services Agreement to provide immediate buildability advice, secure supply chain capacity and lock in long-lead materials before market prices inflate.
  • Gate 5: The Golden Thread & Handover
    Ensure all material provenance data, fire strategies and operation manuals are securely stored in a cloud-based common data environment before practical completion is certified and the building is legally occupied.
